What we checked before you got here
We started wider than barndo
Barndominium builders don't all call themselves the same thing. We searched barndo, pole barn, post-frame, metal building, shouse, and other terms so useful builders didn't get missed at the first pass.
We checked for website signal
A builder made the list only when their own site showed barndo work: a dedicated page, repeated mentions, or at least a clear mention worth a first call.
We sorted the shortlist
Dedicated barndo pages come first. Repeated website signal comes next. Single mentions come after that. You still need to make the calls, but you don't have to start from a blank search.
Use the shortlist without skipping the hard questions
“The kit is not the hard part. The first hard part is knowing which builders are even worth calling.”
Common questions
- How do I find barndominium builders near me?
- Start with the state where you’re building, then check nearby metro pages if one is available. Barndo builders often work outside a single city, so a state or regional shortlist is usually more useful than a narrow city-only search.
- How does BarndoBuilderList decide which builders make the list?
- We start broad, then check builder websites. Metal-building, post-frame, pole-barn, shop-house, and barndo contractors all get pulled into the first pass. A builder stays on the list only when their own site shows barndominium signal: a dedicated page, repeated mentions, or at least a clear mention worth a first call.
- What does a barndominium builder actually do?
- Most barndo builders handle some mix of the shell, slab, framing, insulation, and finish work. Some only build the shell and expect a general contractor to handle the rest. Use the listing as a starting point, then ask exactly where their work starts and stops.
- What is a dedicated barndominium page?
- A dedicated barndominium page is a page on the builder’s own website about barndominium work. It is the strongest website signal we track, but it is not an endorsement. You still need to check references, licensing, insurance, and finished work.
- What is the difference between a shell builder and a turnkey barndominium builder?
- A shell builder usually handles the exterior structure: frame, roof, siding, and sometimes concrete, windows, or dry-in work. A turnkey builder should take responsibility for a much larger finished scope. Always ask what is included in writing before comparing prices.
- What should I ask a barndominium builder before requesting a quote?
- Ask what they build themselves, what they subcontract, whether they have recent local barndominium references, who handles permits and engineering, what is included in the quote, and where their work stops.
- I am a builder — how do I get listed or correct my entry?
- Email us with the correction or the page on your site that shows barndominium work. Listing updates are free. So are removals.
- What states are covered?
- 12 so far: Texas, Tennessee, Oklahoma, Arkansas, Missouri, Kansas, Kentucky, Alabama, Georgia, Florida, Indiana, and Ohio. We add states after the research is done, not before. Michigan, Iowa, Nebraska, the Carolinas, Virginia, and the Mountain West are queued.
Start with a better shortlist. Then ask the hard questions.
This directory is not an endorsement. It's a better starting point. Call more than one builder, ask for recent references, and visit finished work before you sign.
